View Full Version : Haven't been here: busy week! Kinda long

Things seem to be crazy up here! We put our house on the market back in March, only had two people look at it, so we lowered the price. Finally, got someone to look, three times, then she put in an offer! Whoo hoo, we got the house halfway sold! We had found a wonderful home that we wanted, were sure we could get it but they seem to be stuck on darn near full price and since it needs a new roof (its over 18yrs old), updated wiring (combo of circuit breakers and fuses) and the built in oven is a rusted mess, we said no way. They also threw in a contingency that they continue to show the house and if someone beats our offer, we have 3 days to beat theirs. I asked our realtor how long that contingency was for and it was til we closed. So, basically, if we had met their counter price, someone could have bid higher than us a week before closing and if we didn't beat their offer, we would have lost the house. So, we spent most of the last few days looking at more homes. We're going tonight to make an offer on another home. I'm sure we can get this one. It's three bedrooms, the livingroom, hall and bedrooms are all real hardwood (not the laminate we have here), the only room that needs to be updated is the kitchen. It has a damp basement, and we are hoping she will agree to let us in two weeks prior to closing to do what we have to to the basement and paint the livingroom. She is NOT living there so I doubt she'd have a problem, if something got screwed up, she'd have a waterproofed basement that she didn't have to pay for. Another contingency is that we be allowed to bring the birds over the evening before closing. If we can't do that, I have no clue what we'll do with them. I don't know how things work in other states but here, unless it says so in the contract, you have to be out of the home you're selling when you close. So, we're scheduled to close on a Friday, so our house here has to be cleaned out (stuff, humans and animals) but since we haven't closed on the new one, we can't just waltz in and drop off the birds. I'm hoping this will work out. We're happy to pay her if she wants and get renters insurance for two weeks, whatever she wants.

:ohmy: That is a sticky situation. You have to be so careful with all contracts, not only real estate seller/buyer contracts. They often include many clauses. I hope everything works out for you. :highfive:

Marie, good luck on the possible move,,been there done that(i moved myself,my new wife, AND her father, THREE full households, into our new house) My moving buddies said they were all bz the next time i move! LOL
I know the timeline is close and all betweeen old/house/new house,,
but you gotta remember, you want to get all your cleaning of the new house done b4 you bring the birds over, (fumes and all;) )

i had a lot of work to do on mine, and one night (trying to sleep) i got outa bed, told my wife i was going to the new house to start painting/sealing the basement,,wanted it all done b4 i brought stuff over,and to dry well b4 i took the birds/dog/fish over,,,

It looks like the house is a go! We put an offer on the second house, she countered and we accepted. Our contingencies are that we be allowed to waterproof the basement and paint livingroom, 2 weeks prior to closing. She already agreed to the basement, long as we sign something stating she is not liable but our realtor threw in the painting when we agreed with her counter. Her realtor says he's pretty sure she'll agree. She also agreed to let us bring the birds over two days prior to closing but does not want us to bring over anything else until then (maybe we can get her to change her mind, we'll see later). Things may move much quicker...the buyer of our house will be out of a place to live the end of May...if he money from her husbands insurance comes in soon, she wants in her sooner than July 29th. Our new home is vacant, so I don't think this will be a problem. Cross fingers, talons and wings, please!
